The Oaks POA: Property Improvements

A. Approval from Chenal Valley Architectural Control Committee
1. All exterior alterations and improvements to structures and yards within The Oaks require prior approval by the Chenal Valley Architectural Control Committee (ACC).
B. Approval from The Oaks POA Board of Directors
1. Exterior alterations and improvements also require prior approval by The Oaks POA Board of Directors if the cost is $1,000 or greater. These improvements must be actual changes to structures and landscaping, not merely repairing and/or replacing existing structures or landscaping with like structures or landscaping. These improvements must also be those that are allowed by the Chenal Valley Guidelines, the Chenal Architectural Control Committee, and these Oaks Rules and Regulations.
2. Exterior alterations and improvements costing less than $1,000 do not need prior approval from The Oaks Board, provided those alterations and improvements are allowed by the Chenal Valley Guidelines, the Chenal Architectural Control Committee, and these Oaks Rules and Regulations.
3. Improvement proposals, along with detailed design plans and specifications, shall be submitted to The Oaks property manager to coordinate a review by The Oaks POA Board of Directors. The Oaks POA Board meets monthly, generally the third week of the month. Proposals for review must be submitted to The Oaks property manager at least one full week prior to the Board meeting at which the homeowner wants the proposals to be considered.
4. After a review, any Oaks Board concerns will be provided to the homeowner for resolution. If resolved, the homeowner must then forward the proposal to the Chenal Valley ACC for their approval. If any Oaks concerns are unresolved, the concerns and comments of The Oaks Board will be forwarded to the Chenal Valley ACC, along with a copy of the homeowner’s request.
5. The Chenal Valley ACC has final approval of all exterior alterations and improvements to structures and yards within The Oaks. The Chenal Valley ACC meets on the first and third Wednesday of each month. Proposals must be submitted by 5 p.m. on the Monday preceding the scheduled meeting in order to be considered for review. Homeowners will receive a written response from the ACC to submitted proposals, and a copy of any Chenal Valley ACC response must be submitted to The Oaks property manager for record keeping on behalf of The Oaks POA.
